Yes. Occupied rentals are sold all the time. Depending on your lease and the buyer, the home can sell with the tenant staying in place or after the lease ends.
No. Some buyers specifically want a home with a tenant already in place, because the rental income starts the day they close.
Not necessarily. Improvements can raise the sale price, but plenty of owners sell in as-is condition and skip the work entirely. It depends which matters more to you, the final number or the convenience.
That is your choice. A traditional listing means showings, which can be disruptive for a tenant. A direct sale can be done with one walkthrough, or sometimes none at all.
