Selling a house is manageable. Selling a house while simultaneously planning a move to another state is a different exercise, because the two schedules rarely cooperate.

Sometimes. Often it is something else entirely, and the reason genuinely changes the strategy, so I would rather ask than assume.

These are not interchangeable. A corporate transfer with a hard reporting date needs a very different plan from a retirement move with a flexible spring timeline, and someone relocating to help an aging parent has priorities that have nothing to do with squeezing out the last few thousand dollars. You do not need to stay in Colorado, or fly back repeatedly, to sell a home here. Sellers routinely complete the entire process from somewhere else.

Documents are generally handled electronically, and remote closings are routine. Your title company will confirm what is needed for your particular closing.

Then the standard advice for owner occupants may not apply to you. Investors, landlords, owners of inherited property, and owners of homes sitting empty each face considerations that a typical seller never encounters.

A tenant in place changes access, showings, and which buyers make sense. A vacant home raises insurance and maintenance questions. An inherited property may involve probate, multiple heirs, and belongings still inside. Sometimes the right answer is not a traditional listing at all.
