That is why the same advice cannot work for everyone. A seller with a hard reporting date in another state has different priorities than a family settling an estate, and both are different from someone who wants a larger lot on the north side of the metro. Pricing, timing, preparation, and even whether to list at all can point in different directions depending on which of those you are.
So I start with the situation and build the real estate strategy around it, rather than starting with a listing presentation. Sometimes that means telling you not to sell yet, or that a repair will not pay for itself. That is the useful version of this job.

Todd Creek Farms is where I live, which is a different thing from where I have a sign. It is an all-ages neighborhood of large-lot and acreage homes with Brighton 80602 addresses in unincorporated Adams County, and it is routinely confused with Heritage Todd Creek, a separate 55+ gated golf community with Thornton addresses. That confusion alone mis-prices homes here.
