I'm Nathan Van Camp, owner and employing broker of Sidekick Realty and Estates in Brighton. I have been licensed in Colorado since 2012, and most of what I know about property I learned by inspecting it, scoping repairs on it, and writing reports about it for people with money on the line.
I grew up in Colorado, I live in Todd Creek Farms in Brighton, and I represent buyers and sellers across the Denver metro and the Front Range, start to finish.
What makes my read on a property different is the work I have done around real estate rather than only in it. I have spent years inspecting buildings and managing what was wrong with them, and I still review property condition on commercial and multifamily assets for institutional transactions.
Practically, that means I can usually tell you what is actually wrong with a house and roughly what it will cost to fix, and I price with the same discipline I use in that work: broker price opinions, comparative market analyses, comparable sales, and rent studies, rather than an online estimate.
It also means I will tell you when a repair will not pay for itself, or when selling is not your best move right now. That is the useful version of this job.
Nathan Van Camp, Owner and Employing Broker
Four bodies of work, and each one shows up in how I handle a transaction.
I own and operate an independent residential and investment brokerage as a Colorado employing broker, representing buyers and sellers end to end, including contract drafting and negotiation. I prepare the comparative market analyses, comparable sales research, and rent comp studies that price a listing or support an investor's decision. I have also handled leasing and property management: tenant placement, lease administration, rent positioning, maintenance coordination, and operating expense tracking. That is why occupied rentals and investor property do not throw me.
I review acquisition and investor grade Property Condition Assessments for institutional real estate transactions, covering building systems such as mechanical, electrical, plumbing, structural, roofing, and facade, along with environmental site assessments and resiliency reporting. The substance of that work is immediate repair and capital reserve tables, deferred maintenance, and what a building will genuinely cost its next owner, applying ASTM property condition standards. It is the same question a homeowner is asking, just at a larger scale.
I performed field inspections of structural walls, footings, slabs, drainage, roofs, framing, attics, and crawlspaces, verifying construction against engineering plans, and authored the reports documenting foundation and structural findings and what had to be corrected. I coordinated pass and fail outcomes directly with superintendents and contractors. It is a hard habit to break, and a useful one on a showing.
I handled inspections and condition reporting on bank owned residential assets for lenders and servicers, then scoped, bid, and coordinated the repairs, maintenance, and preservation work through vendor networks while tracking costs. I also resolved municipal code violations with city officials and secured permits, including condemnation cases that required managed demolition and site clearance. Vacant and neglected property is familiar ground.
The Denver metro and the Colorado Front Range, including Adams, Broomfield, Weld, Denver, Jefferson, Boulder, and Arapahoe counties.
I live in Todd Creek Farms in Brighton, which is why the neighborhood has its own section of this site.
Almost nobody's real estate decision is really about a house. It is about a job that moved, a parent who passed, a rental that stopped being worth the trouble, a growing family, a retirement, or a plan that changed. The house is downstream of that.
So the first conversation is about what you are actually trying to accomplish, and the strategy follows from there. That is why this site is organized around situations rather than services.
No pressure, and no expectation of business. Plenty of the people I talk to are months out, or decide not to do anything at all.
