Anyone can unlock a door and tell you what the neighbors paid. I have spent years inspecting structures and reviewing property condition reports, so on a showing I am looking at drainage, framing, roof age, and the crawlspace, not just the finishes.

By the time a formal inspection report lands, you are usually already emotionally committed and under contract. It is far cheaper to spot the serious problems on the first walkthrough.

What I look at

Grading and drainage, foundation and slab, framing, roof condition and age, attic and crawlspace, mechanical systems, and evidence of past water. The things that cost five figures.

What it costs

I read capital reserve and repair tables professionally, so when something needs work I can usually give you a realistic range on the spot rather than a shrug.

What it's worth

Offers get built on comparable sales research and a real analysis, not on the list price or an online estimate. That is how you avoid overpaying in a thin comp market.
